How, When, And at What Cost The Incline Village General Improvement District (“IVGID”) Acquired Its Administrative Building
As elsewhere discussed, between 1959-1967 Crystal Bay Development Co. (“CBDC”) owned and developed essentially all of Incline Village. And as elsewhere stated, on June 4, 1967 CBDC sold essentially all of its remaining Incline Village lands to Boise Cascade Corporation of Boise, Idaho1 (Boise-Cascade). One of the few properties CBDC did not sell to Boise Cascade was approximately 2.178 acres of land underneath today’s administration building on Southwood Blvd.
On September 30, 1979 Incline Village, Inc. sold that land to IVGID at $65,340, which the agreement promise the former would construct and finance construction of an administration building according to the following terms:
“upon…execution of t(he) agreement (seller) will cause to be prepared…suitable plans and specifications for the construction of the office and shop building…upon the real property…(Upon) buyer(‘s)…approval…seller agrees to submit said plans and specifications to bid…Upon receipt of the bids…seller will accept the lowest bid unless otherwise instructed by buyer and will cause the construction of the building to be completed without any unnecessary delays…The full cost thereof…shall be borne and paid for by seller as the same become due and owing…The actual cost of constructing the office and shop building;
Buyer agrees to take possession of the premises thirty-one days from and after the recordation of the Notice of Completion.
